Understanding a property purchase in NSW

Initial consultation

We conduct a thorough consultation to understand your requirements and provide tailored service based on your needs. In person or video calls can be arranged depending on what suits you best. We will send you a form to complete in advance and also complete a verification of indentity

Contract review

We review the contract and advise you on the terms, including any unusual terms or areas you may wish to negotiate. We know that the property hunt can result in several properties being considered, so we offer a reduced fixed fee for each contract review to provide cost certainty.

Legal searches

We can assist in undertaking and reviewing any searches, inspections or reports you wish to undertake on a prospective property. We also advise on risks associated with not undertaking these activities.

Negotiation

If necessary, we will negotiate your desired amendments to the contract to protect your interests and meet your requirements.

Exchange of contracts

Once both parties have agreed to the terms, contracts will be exchanged, and the deposit will be paid. Amendments to the contract can be agreed with the seller prior to auction or as part of negotiating a private treaty sale.

Pre-settlement

We will prepare all necessary documentation for settlement, including liaising with banks and other parties involved. During this time, we will also conduct searches over the property (such as water & council rates, strata levies (if a unit) and council notices / orders). There are a range of additional searches that may be undertaken depending on the nature and location of your property. Settlements are generally conducted on an electronic platform (called PEXA).

Final inspection

Before settlement, a final inspection of the property can be facilitated directly with the real estate agent to ensure it's in the agreed condition and has all of the agreed inclusions (eg stoves, dishwashers and other improvements)

Settlement

Prior to settlement, we will confirm the final amount owing to the seller. This amount varies from property to property. Typically, the purchaser and seller agree adjustments to the purchase price to determine the purchaser's share of things like water rates / usage, council rates, strata levies and rent (if tenanted). We will hold funds in trust, or they may be facilitated by your bank (in addition to any mortgage funds). We will also confirm that clear title is available for purchase of the property.

Post-settlement

We will advise you once settlement is complete and inform the real estate agent (who will hand you the keys). We will then provide you with all details of settlements and advise of some post-purchase considerations.

How much does it cost?

We believe in transparency, certainty and honesty.

Our fees are competitive and tailored to the specific services you require. We will provide you with a quote and costs disclosure as part of our formal engagement, as each engagement can have unique requirements.

As a guide, we offer fixed fees (excl GST and disbursements) for the following services:

  • Initial Consultation and Contract Review: $200 for one contract inclusive of negotiation; $150 for each additional contract review and negotiation.

  • Conveyance: $600 from exchange through to settlement.

In addition to these professional fees, there are other conveyancing charges (called disbursements) that are passed on to you at cost. These include Government, e-conveyancing and property search fees, which can be upwards of $400 depending on the property and your individual requirements.

The costs above are provided as a guide only to assist with your purchase considerations. We will provide you with a formal costs disclosure and quote upon engagement after understanding your individual needs.
